Blair West are supporting a big name in the Utilities sector to find a Senior Surveyor to lead the property management sub-function within the Estates team. This pivotal role will oversee the optimisation and performance of a diverse property portfolio covering commercial, residential, telecoms, and leisure assets.

With a focus on maximising income, operational efficiency, and compliance, the Senior Surveyor will set strategic direction, manage key relationships, and ensure best value is achieved across the portfolio.

The opportunity:

  • Lead the property management sub-function, driving value and service delivery across commercial, residential, and telecoms portfolios.
  • Develop and implement an annual plan to optimise portfolio performance and enhance customer satisfaction.
  • Oversee rent reviews, lease negotiations, and timely agreement renewals to safeguard financial and operational interests.
  • Manage tenant relationships, ensuring compliance with lease terms and effective resolution of disputes.
  • Direct marketing and letting of vacant properties to maintain income levels.
  • Oversee property maintenance, ensuring health & safety compliance and operational efficiency.
  • Manage external consultants for property management services, lease renewals, and inspections.
  • Maintain accurate property records, including rent, wayleave agreements, and certifications.
  • Identify development opportunities and coordinate planning applications with consultants.
  • Lead budget setting, cost control, and revenue forecasting for the property sub-function.

You’ll be the ideal candidate for this position if you have:

  • Chartered Membership of the Royal Institution of Chartered Surveyors (RICS) or equivalent qualification.
  • Significant experience in commercial and residential property management, including lease negotiations and rent reviews.
  • Experience in rural estate management and agricultural tenancies.
  • Proven ability to implement strategic property plans to maximise value.
  • Track record of managing outsourced services and external consultants.
  • Strong financial management skills, including budget setting and performance monitoring.
  • Leadership experience within a property management function.
  • Strong stakeholder management and tenant relationship skills.
